The internet is the single most effective way for marketing a home outside of the MLS.   My marketing plan places your listing in every corner of the internet. It can't be missed. Here are just a few of the more major sites where your listing will appear:

Realtor.com is the number one website where buyers search for listings. 
ColoPropery.com remains the best place to find information on Boulder Properties and it is quickly becoming known for its accurate and up to date information pulled directly from the MLS. 
Craigslist is becoming the new localized version of ebay.  In Boulder County, it is proving to be increasing effective as it is becoming better know.

THE MLS USED TO IT'S FULL EXTENT:

MLS In the last decade, the Multiple Listing Service (MLS) has developed from a printed book with simple information on each property to a complex database with more features than you can shake a stick at.  Up to 18 photos are now allowed, geo mapping has been added, additional information including disclosures can be uploaded for anyone to view, links can be made to public records or listing websites with additional photos and now the MLS information is being distributed to websites around the web.  I have taken specialized MLS courses giving me the tools and know how to take advantage of all of the many complex features available to market homes.  Your MLS listing will use the full breath of features available and be optimized for search.

LISTING E-FLYER SENT TO ALL LOCAL AGENTS:

MLS Each and every listing is sent to all real estate agents in Boulder via a catchy e-flyer. Agents will be able to see multiple photos and full description for your property right in their inbox.

Great Text Most real estate marketing including the MLS gives sellers only 500 characters to tell buyers everything they need to know about your property.  its important to make the most of it.   When writing remarks I do detailed analysis to see what features buyers are looking for and make sure to push the feature that sell.  

PROFESSIONAL SHOWING AND FEEDBACK SERVICE:

Great Text All showings by Realtors are set through a professional service available 8 am through 8pm Monday - Saturday and 8 am to 6 pm on Sunday making this the most available showing service available. All showing agents are emailed for feedback and if no feedback is submited via email, I personally call the showing agent for feedback.  A full showing history with feedback is available through your personallized login at www.Showings.com.

NEWSPAPER ADVERTISING:

Great Text With the rise of the Internet, the newspaper has been left behind as the much more expensive and less effective means of marketing real estate.  But we do have one area where local newspapers have proven to be effctive and that is in their "Guide to Open Homes".  I advertise your property every time we hold an open house. 

OPEN HOUSES:

Great Text It is a known fact that only about 3% of homes sell through an open house.  That doesn't sound like much until you realize that only about 20% of homes are ever held open during a listing period.   That means that roughly 1 in 7 sellers who hold an open house will sell their home through an open house.  That adds up to a lot of home sales made through a marketing avenue ignored by many agents.
